HOLLYWOOD OFFICES™ Guide for Real Estate Brokers with Short Term Clients

Learn how to generate ongoing commissions from “loss leader” short term clients.

Register a Client – Earn Ongoing Commissions

A straightforward opportunity for Real Estate Brokers whose corporate and small business clients need short-term, flexible office space in Hollywood.

All too often real estate brokers overlook short-term office deals. The commissions feel inadequate compared to the time investment, the timelines are often unpredictable, and clients are often indecisive in today’s uncertain business environment.

HOLLYWOOD OFFICES™ Broker Concierge is designed to change that equation.

This guide explains what that means for you and your clients.

ONGOING COMMISSIONS

HOLLYWOOD OFFICES™ will manage every detail of a new lease with your registered in-house clients from beginning to end. HOLLYWOOD OFFICES™ will pay ongoing commissions to brokers for as long as their referred client remains in the building and keeps paying rent — even past the original term and initial commission check. At HOLLYWOOD OFFICES™, realtor commissions are ongoing!

WHAT IS HOLLYWOOD OFFICES™?

We are not a coworking chain. We are not a brokerage platform. We are not a speculative development play waiting on a long-term build-out to pencil out.

HOLLYWOOD OFFICES™ owns and operates its buildings directly, including its flagship locations at 6464 and 6565 Sunset Boulevard in the heart of Hollywood. Every space is managed in-house, and every leasing decision is made here — not by a remote corporate office.

Over the years, we have developed a common-denominator office model. Spaces that are:

  • Move-in ready with no construction or buildout required.
  • Furnished and configured for production, creative, and administrative teams.
  • Flexible by default, not by exception.
  • Available for occupancy in days, not months.

If your client needs a working-office next week — or even tomorrow — HOLLYWOOD OFFICES™ can make that happen.

HOW “LOSS LEADER CLIENTS” GENERATE ONGOING COMMISSIONS

The market has changed. In every enterprise, large or small, budgets and valid solutions are driving decisions, not square footage rent. Headcount, term, and configuration are unpredictable. Unfortunately, decisions are made overnight with the need for next-day occupancy.

HOLLYWOOD OFFICES™ turns short-term “loss leaders” into permanent-commission-generating clients. Right now, many of these potential clients have no good place to go because many brokers underserve this category in favor of “long term lease” tenants — the ROI of serving small, time-intensive space requirements makes often little economic sense for busy client-heavy brokers. That is where the HOLLYWOOD OFFICES™ Short-Term Broker Concierge formula comes into play.

The tenants who are a fit for HOLLYWOOD OFFICES™ are:

  • Small business clients with a 500–2,500 sq ft footprint, tight budgets, and a need for short-term leases offering peace of mind and low-threshold commitment.
  • Large user clients 5,000-10,000 sq ft looking for immediate move-in ready interim space for temporary occupancy.
  • Start-ups.

Small production and entertainment companies that need offices immediately for a project with a defined run and budget.

  • Ultra short-term creative spaces like writers’ rooms or post-production projects that used to run 9-12 months and now run 20 weeks.
  • Companies of any size expanding into Los Angeles and testing the market before committing to a long-term lease.
  • Teams that just landed a contract and need next-day space fast, but do not yet know their final headcount, budget, or lease term in need of growth space.
  • Businesses running month-to-month that value flexibility over a fixed commitment.

HOW THE COMMISSION STRUCTURE WORKS?—IT’S SIMPLE

Most buildings only pay a commission once. When the lease is signed, the relationship is over. Not here.

HOLLYWOOD OFFICES™ work differently.

When you register a tenant with HOLLYWOOD OFFICES™, your commission continues for as long as that tenant remains in the building as a paying tenant. Not just for the initial term. Ongoing, month after month, for the life of the tenancy.

This matters for one simple reason…

Many tenants who arrive at HOLLYWOOD OFFICES™ with a short-term need end up staying long term. HOLLYWOOD OFFICES™ tenant retention is very high due to its maximum customer satisfaction aim and its boutique service approach. Tenants stay!

A registered referral that looks like a short-term deal on paper and not worth your time, can become one of the longest-running commissions in your book.

WHAT KEEPS HOLLYWOOD OFFICES™ TENANTS COMMITTED TO THE BRAND?

  • The space works from day one. No friction, no maintenance surprises, no service gaps in the full-service menu.
  • The building is professionally managed and operationally supported.
  • Customer satisfaction gives tenants no reason to move.

TERMS THAT MAKE IT EASY TO SAY YES

Short-term deals tend to die in negotiation friction due to minimum requirements and approval processes that turn a simple referral into months-long negotiations.

Here is what we have removed:

  • No term-lease requirement. (Month-to-month leases or multi-month leases are OK).
  • No minimum space requirements.
  • No rigid rate cards that ignore what a client can actually spend. (Budgets Rule!).
  • No lengthy approval chains or corporate legal delays.

Because HOLLYWOOD OFFICES™ owns its buildings, the person servicing the space inquiry is also the person who can approve the deal. If a writer’s room needs to open on the Monday after a tour on Friday, we can make that decision.

HOLLYWOOD OFFICES™ works on flexible terms and structures deals around what clients can actually spend. If there is a budget, we work within it — surprising the client above and beyond expectation. If the timeline is tight, we meet it. If the size or duration is uncertain, we build in the optionality and flexibility the client needs.

LOVED BY SMALL BUSINESS ENTREPRENEURS — TRUSTED BY MAJOR STUDIOS AND TV NETWORKS

For past decades HOLLYWOOD OFFICES™ has maintained lasting relations with both small and large tenants — ranging from small legal offices, CPAs, and individual producers’ offices to all the major studio and television networks, production companies, writers’ rooms, entertainment attorneys, publishers, and media teams who need privacy, flexibility, and compliance with studio risk management requirements.

Our current and past clients include Netflix, HBO, Endemol, MTV, Warner Brothers, FX, BBC, Paramount Pictures, 20th Television, New Line Cinema, HULU, Walt Disney Television, Viacom, STARZ, AMC, Amazon Studios, Universal, Blumhouse, Apple TV, SONY, MGM, and many others.

When your client’s legal or risk department asks whether the building is credentialed, the answer is yes.

WHAT ARE WE ASKING YOU TO DO?

It is simple.

The next time a client comes to you with a short-term need — a team that needs space now, a company that wants flexibility, a group that has been burned by long-term commitments — do not write it off as too small to pursue.

Make the introduction.

You do not need to become a short-term leasing specialist. You do not need to negotiate on your client’s behalf. You do not need to learn a new product category from scratch.

From the moment you register your client, HOLLYWOOD OFFICES™ will handle everything. We will make sure you are paid — not just for the first deal, but for every month your registered referral keeps paying rent and keeps working out of a HOLLYWOOD OFFICES™ building.

If your client needs space quickly, efficiently, and without friction, we should be part of the conversation.

WHEN IS HOLLYWOOD OFFICES™ THE RIGHT CALL?

HOLLYWOOD OFFICES™ is the right referral when your client needs:

  • Speed over a custom buildout.
  • Flexibility over a rigid long-term commitment.
  • Move-in ready space without months of waiting.
  • A deal that actually fits their budget.
  • The ability to grow, shrink, or extend without penalty.

This is how companies actually operate in Hollywood today. HOLLYWOOD OFFICES™ was built for that reality.

FREQUENTLY ASKED QUESTIONS FOR REAL ESTATE BROKERS

1. What kind of tenants are the right fit for HOLLYWOOD OFFICES™?

Professionals, small businesses, production companies, entertainment teams, writers’ rooms, creative agencies, and businesses that need professional office space immediately without a long-term commitment. Clients who value speed, flexibility, and budget alignment over custom buildouts and five-year terms. Clients who expect a professional environment.

2. How does the broker commission work?

You receive a full commission for the initial referral and continue to receive full commission payments for as long as your tenant remains in the building. There is no cutoff at the end of the first lease term unless your registered referral moves out of the building or stops paying rent.

3. Is there a minimum lease length or space requirement?

There is no term-lease requirement. Lease terms can be as short as month-to-month with footprints as small as 400 square feet. Terms are flexible and structured around what the client actually needs.

4. How quickly can a tenant move in?

Most tenants can move in within days. Several spaces are furnished and ready for immediate occupancy. There is no construction, no buildout, and no waiting period.

5. Are the buildings credentialed for major studio and network tenants?

Yes. HOLLYWOOD OFFICES™ has worked with all the major studios, networks, and streaming platforms. Our buildings meet the insurance, security, and compliance requirements that legal and risk departments look for.

6. What if my client is unsure about the size or duration they need?

That is a common situation. We structure deals with optionality built in. We call it a “growth lease” with maximum flexibility. Clients can start with what they need today and adjust as their situation becomes clearer.
